What you pay

Each month, residents pay a single transparent lot lease that covers the land your home sits on, community roads and shared infrastructure, trash removal, snow plowing of community streets, and the local team that keeps the neighborhood running. Home mortgage payments (if any) are paid separately to your lender.

Pay by bank transfer (ACH) or debit/credit card. View your ledger, set up autopay, and download receipts any time.

Set it once in the portal and we'll draft on the same day every month. You'll still get a receipt by email.

By mail

Check or money order.

Mail to: 1173 Pittsford Victor Rd., Suite 175, Pittsford, NY 14534. Please include your community and lot number on the memo line.

In person

Drop-off at the office.

Office hours are Monday – Friday, 7:00 am – 3:00 pm. Cash is not accepted — check or money order only.

Key dates

When payments are due.

    Due on the 1st of each month.

    Lot lease and any other monthly charges post on the 1st. Autopay drafts on the 1st by default.

  2. 02

    Grace period through the 5th.

    Payments received by the 5th are on-time. Late fees may apply after the grace period — exact amounts are in your lease.

  3. 03

    Trouble paying? Reach out first.

    If you're going to be late, a quick message to your community team almost always opens better options than waiting until the notice arrives. Whatever's easier for you — call, text, or email.

    Texts go to your community team during office hours (M–F, 7am–3pm). We usually reply within a few hours.

First time signing in?

Setting up your portal account.

    Find your welcome email.

    New residents get a portal invite from no-reply@rentmanager.com after move-in. Check spam if you don't see it.

  2. 02

    Set your password.

    Click the link in the welcome email and create a password. Your username is the email on file with the office.

  3. 03

    Add a payment method.

    Add a bank account or card and (optionally) turn on autopay. That's it — you're set for the month.
